Description

This beautiful family home is in a great location, south-facing and high up, with views of the Menai Strait, Church Island, the Britannia Bridge, and the Snowdonia Mountains. The rooms at Brynafon are very flexible and large, and they are all finished to a high standard. The house is in a good spot to walk to the town center, which is only a few minutes away.

It takes about 5 minutes to walk to a Waitrose store, and it takes about the same amount of time to walk to Church Island via Belgium Promenade. The property is easy to get to from the A55 Expressway, the University, and the local hospital, and it only takes a few minutes to drive to the well-known primary and secondary schools in Menai Bridge, a popular and sought-after town.

Benefiting from being a well-run home with gas-fired central heating, double glazing, and mood lighting in both the living room and kitchen. The accommodations include a vaulted entrance hall with stairs to the lower lobby and more rooms, stairs to the main landing on the upper floor with doors off into a stunning vaulted lounge with exposed pine beams and a south-facing picture window with super panoramic views across and down the Menai Strait toward the Britannia Bridge and distant mountain views, an attractive fireplace with a living flame gas fire, touch-controlled mood lighting, a very large kitchen and a bathroom.

The beautiful fitted kitchen has a lot of base and wall storage cabinets, a wine rack, open display shelves, a drawer pack, and glass display units to go with the beautiful island display, which has a sink unit with granite worktops.

The breakfast/hub area has window seats and room for a breakfast table. It is surrounded by full-height windows and a glass ceiling, so there is a lot of natural light and a beautiful view of the Britannia Bridge and beyond. From the kitchen, there are French doors that lead to a beautiful conservatory/dining room with the same breathtaking views as the lounge and kitchen. The bi-fold doors lead out onto the decked patio terrace, and the door to the utility room has a sink, space for a washer, a gas central heating boiler, a door to the back path and gardens, and a Slingsby-style ladder to the loft area.

Off the main landing, there are more doors that lead to a large cloakroom/WC, an office/bedroom with a window facing the back, and a bathroom. The main bedroom on this floor has a walk-in dressing room and an en suite bathroom.

The spacious walk-in dressing room has several fitted double wardrobes, a display and storage unit, and a step down to the bedroom, which has a picture window with beautiful views of the Menai Strait and Church Island. To finish off this area, there is a walk-in en suite bathroom with a tiled bath and surround, a corner shower cubicle with a mains shower, a pedestal

From the entrance area, stairs lead down to the lower lobby, which has doors that lead into a very large bedroom/consulting room with a French door to the front patio and garden area, a walk-in closet, and a brick fireplace with a living flame gas fire that goes from floor to ceiling.

(Note that this room, which has a walk-in closet and is next to the study/play room, could easily be turned into a self-contained annexe or consultation room, as long as the proper permissions are granted.) L-shaped study/play room with a small window to the rear, bedroom with walk-in closet and en suite.

Briefly, it has a dressing room with a double glass robe and a single glass robe that lead to a bedroom with a side window and an en suite shower room. Briefly, it has a corner shower cubicle with a mains shower, a pedestal wash hand basin, a low flush toilet, a heated towel rail, and complimentary floor and wall tiles. There is also a further bedroom and a walk-in dressing room area/en suite on the lower floor.

Briefly, it has a dressing room area with a fitted glass double robe and a single robe that leads to a bedroom with a window to the front with great views of the town and distant mountain views, as well as an en suite shower room. Briefly, it has a corner shower with a mains shower, a pedestal sink, a low flush toilet, a heated towel rail, and free floor and wall tiles.

Outside, a tarmacadam driveway leads up to the house and has parking spaces in front and access to a detached single garage. In November 2020, permission was given to turn the garage into a one-bedroom self-contained annex with an open-plan living room and kitchen on the first floor to take advantage of the amazing views.

The main outside feature of the house is the large decked patio area that goes all the way to the front of the conservatory/dining room. This gives you a lot of space to sit outside and enjoy the views of the Menai Strait, Church Island, and the Snowdonia Mountains in the distance. The garden areas around the property are creatively stepped and have walkways and lawns with well-established shrubs, bushes, and borders.

Location

Menai Bridge is a busy town on the edge of the famous Menai Strait. The main town has an interesting mix of Georgian, Victorian, and Edwardian architecture. It grew up around the ferry that used to go to and from the mainland, but that has been replaced by Thomas Telford’s famous suspension bridge. People like to moor their boats in the town, and there are places to launch boats. Menai Bridge is a great place to shop, with a Waitrose store, public houses, several good restaurants, and boutique shops

And it is on the way that tourists take to get to the old town of Beaumaris. There are schools and good roads that make it easy to get to the city of Bangor, which is just across the water. Bangor has a lot of high street stores and shopping centers outside of the city. The A55 makes it easy to get to the beach towns and Holyhead port, which have beaches that have won awards.
